Islands & Highlands Lettings offer a tenancy set up and tenancy management service:
Advertising of Property and Arrangement of Tenancy – £480 including VAT.
Management of Tenancy – 18% of the monthly rental (15% plus VAT)
This option is for landlords who would like Islands & Highlands Lettings to set up and manage a new tenancy. Islands & Highlands Lettings will :
- Arrange all required property certificates with local contractors at cost price.
- Prepare an inventory of contents and the condition report.
- Visit the property, take accurate details and photographs of the property including it’s location for advertisement.
- Answer all communication by prospective tenancies and conduct viewings at the property.
- Obtain character references, proof of identity and complete credit checks all potential tenants.
- Discuss all tenancy obligations and tailor the Private Residential Tenancy (PRT) agreement to the particular property within the constraints of current legislation.
- Provide tenants with a signed copy of the PRT, a copy of the Easy Read Notes for the Scottish Government Model Private Residential Tenancy Agreement, the Inventory and Condition Report and all other relevant health and safety documentation for the property.
- Place the deposit into a government deposit holding scheme, namely Mydeposits Scotland.
- Collect the monthly rental from the tenant and chase arrears if necessary.
- Provide landlords with a monthly statement including copies of all invoices paid on their behalf.
- Act as a contact point for the tenants regarding any problems or issues that arise during the tenancy.
- Arrange repairs and renew certificates as required on behalf of the Landlord.
- Conduct regular viewings of the property.
- Keep the landlord abreast of any changes in current legislation.
- End the tenancy on behalf of either tenant or landlord as per the tenancy agreement’s obligations and grounds.
The landlord will :
- Provide Islands & Highlands Lettings with the Landlord Registration Number and proof of identity for each owner of the property, ownership of the property and consent from the mortgage company (if any).
- Ensure that the property and prospective tenancy conforms to all current legislation for the duration of the tenancy.
- Assist with repairs, maintenance and certificate renewals.
- Act upon notification of new legislation.
- Ensure that their mortgage consent, insurances and Landlord Registration Numbers are all kept up to date.
Re-advertising of Property and Arrangement of Tenancy – £330 including VAT.
This option is only for landlords who have set up their previous tenancy and managed it through Islands & Highlands Lettings. It is not available to new landlords.
Islands & Highlands Lettings will :
- Arrange all required property certificates with local contractors at cost price.
- Prepare an inventory of contents and the condition report.
- Visit the property, take accurate details and photographs of the property including it’s location for advertisement.
- Answer all communication by prospective tenancies and conduct viewings at the property.
- Obtain character references, proof of identity and complete credit checks all potential tenants.
- Discuss all tenancy obligations and tailor the Private Residential Tenancy (PRT) agreement to the particular property within the constraints of current legislation.
- Provide tenants with a signed copy of the PRT, a copy of the Easy Read Notes for the Scottish Government Model Private Residential Tenancy Agreement, the Inventory and Condition Report and all other relevant health and safety documentation for the property.
- Place the deposit into a government deposit holding scheme, namely Mydeposits Scotland before transferring to the landlord’s deposit scheme account for the duration of the tenancy.
The landlord will :
- Provide Islands & Highlands Lettings with the Landlord Registration Number and proof of identity for each owner of the property, ownership of the property and consent from the mortgage company (if any).
- Act as the point of contact for the tenancy once it has been set up on their behalf.
- Ensure that the property and prospective tenancy conforms to all current legislation for the duration of the tenancy.
